Finding a Property to Lease

This is often the most challenging process to find a property that will suit all your needs. Please refer to our rentals search on our website to view all current properties that match your criteria.


Booking an Inspection

If you have found a property you are interested in simply contact us and complete the required information to submit your booking request. A Property Specialist will contact you within 24 hours to arrange booking time. Alternatively, you can contact the office on 1300 322 396  to speak to our Property Specialists.

Can I submit an application before inspecting a property?

It is a requirement that all applicants inspect the property before submitting an application for tenancy. We understand that there may be occasional circumstances that would prevent this from happening. We ask that you contact our office on 1300 322 396 or email to discuss how we can best help you.


Submitting your Application

Our online Tenancy Application forms are available on our website. Please submit your application after inspecting the property. Tenancy Application form must be completed in full in order to apply for a rental property.

Documents to include in your Application:

  • Rental history current and previous
  • Written rental references
  • Rental ledger report
  • Basic personal information
  • Personal and professional references
  • Next of kin contact details
  • Employment details or proof of income
  • Last two pay slips
  • Bank statement showing savings
  • 100 points of identification (50 points each) drivers license, proof of age card, birth certificate, passport (25 points each) electricity/phone account statement, bank/credit card statement

It is important to complete all tenancy application information and supply all documentation, failing to do so could compromise the outcome of your application.

How long does it take to process an Application for Tenancy?

As with all property applications, here at PBA Property Management they are considered high priority. Our office expects to have all applications processed within 48 hours under normal circumstances.


Accepting and signing your Tenancy Agreement

You will be contacted and advised of your acceptance by our Property Specialist who will also arrange a suitable appointment to sign and explain your tenancy agreement and all rent requirements (please allocate up to 45-60 minute).

Also, upon acceptance you will be required to pay a holding deposit of 1 weeks rent within 24 hours to ensure the property is secured for you (deposit will be transferred as your first weeks rent in advance upon signing your tenancy agreement).

When you meet with your Property Specialist to sign your lease document you will be required to pay two weeks rent in advance and bond equivalent to four weeks rent.

Payments via bank Cheques/Money Order must be made payable to PBA Property Management.



Shortly after moving into the property you will receive a bond receipt from the NSW Fair Trading Office – Renting Services Division to the rented property listed on the lodgement form. Your bond money will be held in trust during your tenancy and released upon vacating.


Utilities Connection

It is the tenants responsibility to arrange connection and disconnection of utilities and services to the property.


Changing your Address

Please be sure to arrange a postal redirection/change of address with Australia Post.


Ingoing Inspection Report

Completing your condition report is very important as this report will be used when you vacate the premises to determine any variations. The condition report must be returned signed within 7 days. If not returned, we will presume that you agree with our assessment of the premises.



Repairs must be reported in writing, you can do this via our online repair request form or you can send us an email to all non urgent repairs will be attended to within one business day. In the event of an urgent repair, please contact our office by phone immediately, if outside business hours or public hours please refer to your tenancy agreement and make direct arrangements with our tradespeople listed on the second page of your tenancy agreement.

Please take note, tenants can be charged a service fee if repairs are arranged and servicemen cannot gain access as scheduled.


Tenant Content Insurance

A landlords insurance cover on their property does not extend to cover tenants belongings. It is a tenants responsibility to ensure they have content insurance on their own possessions against theft or damage.
