Q: Is an agent’s location important to their ability to manage my property?

The most common misconception when searching for an agent to manage your property is that the managing agent needs to be located near the property. Well let me tell you, long gone are the days where prospective tenants would shop from agent to agent or from area to area looking for a property to lease. Let’s face facts, tenants simply do not have the time.

At PBA Property Management most if not all our tenant enquiry now comes from internet, this means we can lease properties within a large geographical area quickly and easily, we can also access rents in any given area quickly to determine what the right amount of rent is for any property.

All our existing tenants have the ability to also pay rent online or via direct debit this makes your tenants renting experience with Property by Alex simple and easy.

Q: Are there any hidden fees or charges?

No. All our fees or charges are provided to all landlords prior to signing the Management Agency Agreement.

Q: How long will it take to lease my house?

The time it takes is greatly impacted by the current market forces eg: property availability, market rent, property presentation and tenant quality are all a big factor in how long it will take to rent out you property. If your property is priced right and presented well this will greatly reduce the time your property stays on the market for lease.

Q: Do I need landlord Insurance?

As Property Management Specialists, it is our recommendation that every property investor has landlord insurance policy in place. Landlord Insurance protects you in the event of damage to your property, tenant departing early, and tenant not paying rent, public liability plus limited cover on contents eg: curtains, floor coverings.

Q: Who makes the final decision on applications?

You as the landlord always make the final decision.

Q: How do tenants pay rent?

All tenants have the option to pay rent via direct debit, EFT transfers, cash or cheque at our nominated bank.

Q: What is a tenant database check?

Here at PBA Property Management we like to protect our landlord investments by following proper screening procedures by using a National Tenant Reference Database to screen your next prospective tenant.

Q: What is an ingoing condition report?

A detailed report completed prior to your tenants commencing their Tenancy Agreement. This report has each part of the premises itemised allowing us to note all fixtures, fittings and property condition. We also take photographs of all rooms, this allowing us to compare the condition of a property at the end of a tenancy.

Q: When does the rent money get paid into my account?

We process our landlord payments on the last working Friday of each month. We also offer a mid month payment on the 15th of each month should you request it.

Q: What is a periodic inspection?

A periodic inspection allows us to ensue your investment is being well looked after and that all necessary maintenance has been reported.

Q: Can I attend a periodic inspection?

We encourage landlords to attend, this will put your mind at ease as to how the tenants are maintaining the property and will allow you to see what improvements the property may require.

We provide our landlords with a detailed periodic inspection report and photos at every inspection, should we be unhappy with the condition of a property, we will return for a follow-up inspection.

Q: Do I need to arrange maintenance to my property myself?

We arrange all necessary maintenance work on your behalf and for any specialised work, we inspect it upon completion before finalising payment.

Q: How do I switch to PBA Property Management if my property is currently managed by another agent?

Making the switch to PBA Property Management is easy!

Changing managing agents will not in any way affect your current tenancy. All you have to do is make the decision to change and PBA Property Management will do the rest.

Please refer to Manage My Property page on our website and download Transfer Management Letter. Once completed and signed, we will send a copy to your current managing agent, we will also notify your tenant and make arrangements for the collection of keys and all documentation. Everything else carries on as normal.
